Letter to the Board

The following letter (sent by email) has been sent to the Board today, essentially to request they acknowledge our existence (as a Group):

To the Board:

Following recent events at Rockingham Court, several residents/owners have seen the requirement for a Residents Group.  The Group will have membership of all residents (not just owners).  The Group will act as a conduit of information, by way of a website; email; and newsletters put up on the block notice boards.

The Group request that the Board, as a matter of courtesy, inform the Group of all matters pertaining to Rockingham Court; and in particular to proposed works which could have an impact upon residents entitlement to a "Quiet Enjoyment" as stated in the Lease.

The Group respect the Board's duty to make decisions on behalf of the Leaseholders; however, similarly the Group would request the same respect can be shown by the Board to the effect that information of all matters pertaining to Rockingham Court be communicated, in an open and democratic manner.  We would request that the information in all instances be communicated before works occur (or whatever has been decided by the Board), and indeed with satisfactory notice of such events occurring, as a simple courtesy to those who may be affected by any such decision and actions.

As an example, the recent issue over the Board's intention to have a footpath constructed came to light quite by accident.  The works would have commenced on 9th January 2012, and no official communication was offered to residents prior to the intended works start date.  The Group would now wish to avoid a similar occurrence happening in the future, which is why  a) the Group has been formed; and b) to make communication easier for residents and the Board.  c) there is also the desire to build a stronger, and more cohesive community for the residents.

The Group name is Rockingham Court Residents Group (membership is inclusive to all residents)

For residents who do not have access to the internet, they have been asked to communicate comments and queries (to include maintenance issues, particularly those issues which are protracted) by a note and posted to an allocated RC postbox.  These issues will of course be then taken up by the Group.

A newsletter will periodically be put onto each block notice board.

The Group request that either the Board communicate directly using the email address given above; or communicate via the managing agent Nicholson's.  The information will then be disseminated using the above methods of communication.  In addition, from time to time the Group may hold meetings and events.

The Board's acknowledgement (email or written) of the above requests is required by the Group within 7 days of the date of this email.
