HOME CONDITION SURVEY

The Home Buyers Survey  is designed specifically for the home buyer rather than for inclusion in the Home Information Pack. It is designed to address issues that will affect your decision to purchase, or the price you might wish to pay.
 
Which? magazine and the Council of Mortgage Lenders recommend that home buyers purchase an independent survey which goes beyond the Valuation Report undertaken by the mortgage lender.
 
 
This 2 to 4 hour survey investigates structural issues, dampness, rot, woodworm, building conditions, subsidence, services, environment and health and safety issues as well as other important details of property condition.
 
As a buyer the HCS will show you the actual condition of the property so you can make informed judgements about the purchase, avoiding unexpected bills when you move in.
 
 
The inspection is non-invasive and does not permit the removal of fixed panels etc or the movement of furniture etc. The report uses a simple 1/2/3 rating for key elements of the property.

Some repairs are needed but the Home Inspector does not consider these to be serious and urgent.

There are defects which are either serious and/or require urgent repair and replacement.
