Open Season For Property Managers!

it is now officially "Open season" for all ARMA managing agents to do exactly what they please without any wories about sanctions from ARMA.

So if you are an ARMA member that needs to flog off house manager's flats, but to do so, you deliberately disguise that you are the owner of the leasehold, that individuals will earn commissions if the sale is agreed, don't worry, Just go ahead.

Though if reported to ARMA, simply tell them you have new procedures and better communication.

If you wish to price fix (collusive tendering) involving one of your companies, so that you are found guilty by the OFT of price fixing 65 developments and you are reported to ARMA, you can't in this case simply tell them that you have new procedures and better communication.  You need to add that you have investigated these matters as well. And don't forget to say we use independent surveyors to tender for the work(That one works every time for ARMA, even though your website is clear in that that does not apply to the very works that were price fixed and contracts "May" be awarded to the very companies involved in the price fixing that of course you own)

If you fail to pass on transfer fees to the service charge trust account, don't worry. It is only a concern for ARMA if you are a bit slow in rectifying the problem.

Now if you do all these things surely you might expect to be expelled?

Not so. The penalty for such widespread fraud carried out against the most vulnerable members of society is a letter of admonishment! And that is it!

No wonder Keith Hill walked out?
