Freeholders Revalue Portfolio

In a move that increases aset value, Proxima/ Fairhold/ Retirement Homecare revalued their property portfolio in 2012, thus decreasing the loan to value ratio (estimated to be 93% by some city experts) after the valuation.

Part of the valuation is based on future income, generated from owning the freeholds. This includes income from ground rents, sub-let fees and exit fees.

What is astonishing is that income streams are calculated over 150 years!

Though it is not certain exactly when leasehold will end, it is highly unlikely to still be in force in 2164!
