• Development of this site has the potential to assist in 

   delivering a longstanding commitment to the future 

   provision of a new A610 link road between Ripley and 

   Langley Mill, including a Codnor by-pass through mixed use

   development.

• If a new route for the A610 is established, this could act 

   as a defensible barrier against any further encroachment 

   into the countryside

• There are no formal environmental, landscape or 

   historical designations

• This would involve development within the Green Belt

• The site is not very well related to Ripley town centre
