Access Statement for Sanctuary Barn, CA17 4DQIntroduction
Sanctuary Barn is situated on the edge of the North Pennines AONB and Yorkshire Dales National Parks, with views stretching over 30 miles to the Lake District. By matching a recently converted eco-barn conversion with a wood pellet heating system and micro-generation wind turbine, together with over 700 recently planted trees, we hope to provide a comfortable holiday base without the carbon.
The barn is over 200 years old, stone built and set in a rural position, on a bridleway looking down on the A66. Pre-Arrival
• We have a regularly updated website, with room details and pictures.
• Bookings or enquiries can be made by phone or email, directly from the website, or by letter
• All guests can be provided with written or emailed directions to the property, as they request. Fonts can be easily adjusted as required. • The nearest bus stop is about 1.5 miles away at Brough Sowerby. • The nearest railway station is 5 miles away at Kirkby Stephen. • The nearest taxi offices are in Kirkby Stephen, and we can easily arrange for guests to be picked up by local companies. Arrival & Car Parking Facilities
• Sanctuary Barn is reached by a small single track road heading off the main A66.
• From our top gate, there is a rough farm track leading about 600 metres to the main yard gate. • Parking is available for 4 cars, on a rough stone surface. Main Entrance, Reception & Ticketing Area
• The main entrance to Sanctuary Barn is the kitchen door. The key for this door is located in a key safe next to it, the code for which guests are provided with when they book.
• The kitchen door is 85cm*169cm, with the hinge on the left. The keyhole is 95cm high. • The step from the cobbled and flagged path outside is 9cm high, on to a 30cm deep piece of stone. The lip of the door frame is another 5cm. • The door opens into the Kitchen area. There is a light switch on the right hand side of the door, for kitchen and other lights. There is a large mat inset into the floor by the door, which is made of plain oak floorboards. • On the kitchen table is a "Guests Manual" which has all the details about the barn within it, and an "Eco-policy". Public Areas - Hall, Stairs, Landing, Corridors etc
• The stairs lead from the open plan kitchen dining room upstairs to the sitting room and en-suite bedroom. It has a space 103cm*86cn at the bottom, the 12 treads are approximately 25cm*20cm, and the hand rail is on the left, approximately 88cm above the treads.
• There is a passageway between the kitchen/dining room and bedroom 3 and the family bathroom. The door way is 85*197cm, and has no door in it.
Public Areas - Sitting room, lounges, lobbies etc
• The lounge is upstairs, is open plan, has seating for 6-8, a TV and Freesat receiver, and the pellet stove. It is carpeted with Herdwick wool carpet of medium pile
Laundry
• There is a front loading washing machine in the kitchen
Shop
• The nearest shops are in Brough and Kirkby Stephen.
Outdoor Facilities
• Seating is available in the farmyard and patio; a BBQ can be borrowed, using locally produced charcoal; and there is plenty of space to roam and rest.
Bedrooms & Sleeping Areas
• Bedroom 1 is upstairs, with an ensuite shower room.
• The door is 81*196cm, hinged on the left, Carpeted with Herdwick wool carpet of medium pile. • There is a queen size bed, 5'2" wide; all bedding is percale, with non-feather pillows and quilt. • The space to the left of the bed is 81cm wide; and to the right of the bed is 45cm. • The main room light has a switch at the door, and there are reading lights on either side of the bed.
• Bedroom 2 is downstairs.
• Bedroom 3 is downstairs.
• The main family bathroom is downstairs, by Bedroom 3. The door is 70cm*197cm, with a hinge on the left, and opens into the hallway.
• The En Suite Shower Room is upstairs, off Bedroom 1. The doorway is 70cm*196cm, with two equally split doors, with a hinge on the left and right, and opens into the bedroom.
• The kitchen has 2 external and 1 internal door.
• The rear patio can be reached by a 95*192cm door near Bedroom 3, with an 8.3 cm step onto a gravel surface.
• Sanctuary Barn is located on the a traditional Cumbrian hill farm, dating back to at least 1798. This obviously limits access in some areas.
