The workshop was part of the curtilage of the neighbouring cottage until the previous owner sold the house and much of the garden, but kept the garage and the rest of the garden, which we now own.

 

We bought the workshop about five years ago to store household "stuff" while we moved house (which took three years!).  We have been doing a lot to our "new" house, and we now no longer need the storage.

We have enjoyed ownership - we used to work in Sherborne, and used to go there sometimes at lunchtime just to enjoy the view (and sandwiches) - and to mow the small lawn !   We always had a good tomato crop from the greenhouse, and courgettes as well.

There is off-road parking for two cars between the workshop and the road, plus hardstanding room behind secure gates for another car or a caravan.  The property is secured by close-boarded fencing and hedges. 

The previous owner built the workshop to use to renovate a WW II army lorry; it has a workbench along one side, with engineers' vice.  There is a "temporary" staircase up to the trussed roof space, which is part-boarded.

However, it is more than just a workshop; it is an investment as well.
The building has cavity walls, damp-proof course, double glazed windows and side door, as well as tall side-hinged steel doors to the road frontage.  The workshop has running water and drainage and working loo and sink (though "temporary") and an outside tap.

We understand the previous owner's application for planning permission to convert to residential use was turned down because it was "too ambitious", but the implication is that a more "reasonable" proposal would be accepted.

We had always thought that we might seek planning permission to convert to a holiday cottage – which would greatly increase the desirability (value) of the site, but our energies are now directed elsewhere  - our daughter (with two daughters 5 & 2) has just produced twins, and needs our help !
